KINGDOM Lifestyle Africa (Private) Limited, contracted developers of Matibe Low Density Suburb, has dismissed a notice by Beitbridge Municipality (MoB) announcing an end to their relationship saying hey are still in bed.

It said “the purported termination” by MoB is disputed and unlawful and the local authority had no legal basis to terminate the contract all by itself.

Last week town clerk Loud Ramakgapola in a widely circulated public notice said Kingdom Lifestyle’s contract had been terminated.

He told Ziyah News Network in an interview the developer failed meet contractual obligations hence the decision to end their affair that has been marred with domestic violence.

But yesterday, in yet another public spat, Kingdom Lifestyle fired a multi-headed salvo, attacking MoB without reservation and alleging its termination of their Memorandum of Understanding which took them to bed was null and void.

It openly mocked the redirection of property owners and said they must continue making payments to its offices and not to MoB as had been directed by latter.

“Kingdom Lifestyle Africa (Private) Limited (“Kingdom Lifestyle”) has noted the Public Notice issued by the Municipality of Beitbridge on 13 September 2026, in which the Municipality purports to have terminated its Memorandum of Understanding (“the MOU”) with Kingdom Lifestyle (Africa) Ltd in relation to the Matibe (Eastlea) stands, and directs beneficiaries to redirect payments to the Municipality,” said Kingdom Lifestyle.

“Kingdom Lifestyle (Africa) Ltd wishes to place the following on record for the benefit of beneficiaries, stakeholders and members of the public,” said the press statement dismissing MoB’s termination of contract.

Kingdom Lifestyle land developers said the “purported termination by the Municipality is disputed and unlawful; the Municipality has no lawful basis to terminate the Memorandum of Understanding, neither do they have the right to arbitrarily terminate a binding contract like they purport to have done.”

It said the MOU remains valid and binding and the purported termination is both substantively and procedurally defective.

The Memorandum remains in force, said the developer, in a press statement that announced the presence of its workers Matibe (Eastlea) stands.

Kingdom Lifestyle (Africa) Ltd “assured” its clients who may have been concerned by the MoB’s notice to contact them directly for clarification on the status of their stands and accounts; and

It also said the beneficiaries must be assured that Kingdom Lifestyle (Africa) Ltd remains committed to delivering the project and protecting the interests of beneficiaries who have invested in good faith.

For the avoidance of doubt, it said, beneficiaries are advised to continue making all payments, instalments, and any other obligations relating to their Eastlea stands directly to Kingdom Lifestyle Africa (Private) Limited, through the same channels and accounts previously used,” said the developer.

“Kingdom Lifestyle (Africa) Ltd will continue to honour all receipts, records, and account statements issued to beneficiaries, and will ensure that all payments are properly accounted for and applied toward the stands allocated to them.”

It “warned” beneficiaries who redirect payments to any other party do so at their own risk, and Kingdom Lifestyle (Africa) Ltd shall not be held responsible for any loss, double payment, or dispute over ownership or account status that may arise from such redirection.

Further, Kingdom Lifestyle (Africa) Ltd said it is not forcing a relationship with MoB, “but is bound by a live Contract.”

“If the Municipality is serious about terminating the said Contract, they should do so the right and legal way, respecting the interests of all stakeholders involved that is Kingdom Lifestyle (Africa) Ltd as a company in business and Beneficiaries of Eastlea Matibe Low Density project. The stance taken by the Municipality will not help anything but brings confusion the project and innocent Beneficiaries and members of the public.”

“Kingdom Lifestyle (Africa) Ltd remains committed to the project, and reaffirms its commitment to the successful completion of the Eastlea development and remains open to constructive engagement with the Municipality to resolve this matter amicably and in the best interests of beneficiaries.”

A visit by Ziyah News Network on the ground shows a totally different scenario from what is expected of a low density suburb where a developer has been on site for more than a decade.

The roads in Matibe resemble those of a rural service centre which are not serviced and the area does not have piped water.

The area lacks sewer reticulation despite being closer to MoB’s sewer ponds.

While it is located near one of the best housing complexes in Zimbabwe being the gated community in an exquisite Government Gated Village, Matibe reflects a site where the contractor left ages ago and its management was not picking phone calls.

A land developer in a low-density housing suburb in Zimbabwe is expected to transform raw land or underutilised large properties into legally compliant, construction-ready stands or cluster housing units.

They are also expected to have due diligence and verify ownership of properties confirming clean title deeds or secure valid local authority allocation letters and subdivision permits.


They are also expected to light the streets and make tge area habitable which is far from what Matibe is at the moment.
